If Social Media Isn't Delivering More Leases, It Is Just a Hobby

It is encouraging to see more and more apartment marketers giving attention to their web site traffic. We have a firm and proven belief that increased web traffic = increased physical traffic, meaning in the door leasing leads evidenced by increased Guest Cards.

So if folks are finally paying much closer attention to web traffic, and are obsessed as to where it comes from, why aren’t we all talking about How Much Traffic Do We Need to Sustain Occupancy?

Why Isn’t Web Traffic Volume Important to Apartment Marketers 

I am less bothered by the fact that most apartment marketers don’t the know the answer, and am more bothered by the apartment marketing elite not seemingly wanting to recognize the importance of this metric. I get there are lots of variables. No kidding, there are lots of variables with nearly everything we measure  in this business.

We are working on a series of experiments here at the Urbane Lab with some landing pages and micro sites to test what the optimal number of web site visitors are for apartment communities. We started the sites from scratch and are building traffic organically. We will report our findings as we go.

Do you know the metrics of how much web traffic you need to sustain occupancy? If not, why not?
