Apartment Marketing: Foursquare and Partnership Marketing

Good Morning Apartment Marketing Friends!

We have laid out the groundwork for our first series of experiments here at the Urbane Lab to ferret out what works with Foursquare and Apartment Marketing.

We are tapping our existing relationships first, our Urbane VIP Venders, as we want to take the whole concept of hyper local to the next level. We have a lot of things going on to help filter the Best of the Best Local Stuff, be it burgers, sushi, dry-cleaning and whatever else that are important to our residents, so they don’t have to.

Foursquare is aggressively expanding, and very popular with the out and about crowd. Foursquare for business, has recently released some pretty cool tools and ideas about how you can incorporate this location based game into your marketing fold.

We have been thinking about Forusquare and how we might integrate it into our own Apartment Marketing Plan.

We really started to notice how many folks were already “Checking In” at both the Urbane Underground and the Urbane Space.

Partnership Marketing
We have been doing one Partnership Marketing experiment after another this year, and with stellar results. Our occupancy is a solid 98%-100% and we are raising rents. It has been a long haul navigating this recession, but we are confident, based on an array of things that it is finally behind us.

Our current project, we are spearheading a Foursquare initiative for residents of Urbane Apartments. Each of our (14) communities will be listed on Foursquare and residents are encouraged to “check in” on the social media site. We are working with local businesses to offer the “Mayor” (ie: the person who checks in and promotes the property most online) with a special weekly deal.

The offer can be something as simple as a discount or free drink or discount for the “Mayor” each Thursday. We are promoting this to our Urbane residences with a focus on Hyper Local Neighborhood venues.

To confirm the recipient, he or she need only show on a cell phone logged into Foursquare that he or she is indeed the Mayor of an Urbane property. There can only be one mayor per business or establishment. The Mayor would likely use Foursquare to check in atBlackfinn, giving your business more online exposure and promotion too!

We would love to hear about your ideas on this, what you think may work or not and what the value is, if any, from your perspective.

I just started using foursquare and find it quite interesting. There is an opportunity there without a doubt. I am interested to see how much activity will come out of it. Integrating your preferred vendor in this effort is great.
