We are inching ever so closer to implementation and execution of our ideas surrounding the concept of a Centralized Leasing Center. Next week we will launch a Live Video Chat on our web site, where our Leasing Consultants can answer questions via a Live Chat as the prospect peruses the web site. There will be multiple windows so a variety of folks on our end can jump on and answer questions if someone is busy. A Live Video portion should allow some personalization of the process too, and will add some familiarity for when actual human contact is made with the prospect and the leasing consultant.

Thinking through this whole process has also forced us to further analyze our web site analytics. We are tweaking little things with the web site to further enhance the search engine optimization and Google search words. We are also spending time carefully laying out a path that is clear to what our web site goals are. What do you want your prospect to do once they get to you site? There are certainly a lot of web sites that provide very valuable information on all of that, but an excellent start is to visit your web site yourself and tool around a bit, you will learn a lot. When is the last time you perused your own web site from the prospects point of view. Are you delivering a favorable experience, that effectively convert leads to guest cards?


“LT” the Queen of Leasing

At the time of our previous post, our Virtual Leasing Avatar wasn’t completely finished, well here she is, what do you think? The only thing yet to add is a bubble from her mouth that will have the text information. We are pretty excited about getting “LT” on the street to start leasing the first of Jan. We believe that in addition to Enhancing the Prospects Leasing Experience, giving the prospect the information that they want, when they want it and in a venue and format they want it in, we will lower our leasing labor costs. We expect to push our leasing labor costs well below $200 per unit per lease and leasing production rates to (20) plus units per month per leasing consultant. The implementation of the Live Video Chat and the Text Information processes should streamline these processes.

    I love the video chat avenue that you are exploring. We are going to attempt it one of our student deals in Illinois. I think you answered your question on your blog post, it is the call Center who caters to and understands the apartment business.This seems like such an opportunity for the ILS powerhouse guys to take over, and begin to really increase their value. They have all of the data right in front of them

    I could agree more. Who do you think it will be? My vote is ForRent. Likely that is no surprise and in the same respect the really do seem to be the ILS willing to take the risk (which is really marginal). Have a stellar week. M

    Mike,For Rent is certainly seems to be in the best spot to do that. I think there will be enormous shakeout in 2009/2010, and that the weaker, smaller start-ups will get bought for pennies on the dollar.I believe that what we will see is a blending of ILS/Call Center w/video Chat/Ratings Site all rolled into one. I think that would add huge value to both the resident and the operator
