As the economy tightens, so will everyone’s marketing budgets. Perhaps the time for you to embrace Social Media in your apartment marketing plan has arrived. Start by going to where your prospects are hanging out, it likely isn’t where you think they are. Start by Listening, Listen First.
Residents and potential residents are talking about you and your apartment community. If you think not, you have your head in the sand. Poke around on line; find out what is being talked about, about you and your brand, and your property. Start Participating in the Conversation. It is not difficult; all that is required is an open approach, but Listen First, Talk Second.
Figure out who your resident Influencers are, they will lead you to the prize. They may likely be the loudest complainers. Embrace them by listening first and you can create a sales force within your core resident base that will begin to self lease your apartments.
So, How many influencers does it take in say a (250) unit community to self lease, not as many as you might think, and for every one you have, that just may help fill the voids created by slashed budgets.
